Pearl Hyde Bungalow Expansion
New Build
The site was the former Pearl Hyde School caretaker’s bungalow off Dorchester Way. The existing Bungalow was demolished by the client prior to us taking possession.
The site was situated adjacent to the Pearl Hyde School; therefore, the access and egress road was heavily trafficked, and at times restricted on Dorchester Way, with neighbouring properties opposite the site boundary. In addition to this, S278 works were undertaken on the roa,d and footpaths and the main foul and storm connections were undertaken in the carriageway. As well as vehicular traffic the footpath had a large volume of pedestrians including young children and babies in pushchairs traveling to the local Pearl Hyde School meaning planning was of paramount importance for not only these works but the connection of the new mains water, power and data all requiring early co-ordination to ensure the works in the carriageway were undertaken outside of the school term times.
The project consisted of traditional concrete strip footings and beam & block ground floors, certified RADON barrier installation and new drainage. The superstructure was a mix of block and facing bricks and block and rendered facades, the roof structure was a mix of cut rafters and trusses with steel supporting the structure over and a tiled roof.
Internally, the project consisted of a two-zone underfloor heating system, dot and dab plastered walls, and a contractor-proposed shower wall system to all wet areas, external garden features, tarmac, slabbing and block paving hard surfaces, timber fencing and soft landscaping. The externals also included aluminium gutters and downpipes.
